Eligibility Criteria: Clark Homes is exclusively available for low-income families and individuals, including qualifying elderly, persons with disabilities, and families. The Housing Authority determines eligibility based on factors such as annual gross income, specific household composition, and criminal background checks free of drug and violence-related charges within the past three years. Our goal is to select tenants with positive habits and practices that contribute to a harmonious living environment. Waiting List: Presently, the average wait time for Flagstaff residents ranges from 6 months to 2 years, depending on the bedroom size required by the family. However, the waiting period may vary based on various factors. Selection Preferences: Applicants can earn points based on a specific point system that considers residency, housing need, and victimhood of domestic violence or displacement caused by domestic violence. These points are awarded during the application process. Rent Determination: At Clark Homes, monthly rent is calculated as 30% of the family's anticipated gross annual income after deductions (if any). Annual income includes all sources of income from the family head, spouse, and each additional member above 18 years of age. Utilities Included: Water, sewage, and trash expenses are covered by Clark Homes, ensuring no additional charges for these essential utilities. Length of Stay: As long as residents comply with the lease agreement, they can continue to reside at Clark Homes without any specific time restrictions.
